As the Korean company with the most significant smart building construction record, POSCO ICT(CEO Choi Doo Hwan) is now getting ready for smart technology based building operation and management service.

Through collaborations with a building asset management company POSMATE(CEO Sohn Gun Jae), POSCO ICT is getting ready for developing smart technology applied building management(smart FM) solution covering IoT and big data and launching the commercial service.

A building operation and management solution provided by POSCO ICT uses IoT technologies to perform real-time monitoring of facilities, facility status, operation status, energy consumption and so on and it analyzes big data to support the optimal operation of building infra. In the past, manual work was the basis for building management, but now it is performed on the basis of data, making it possible to provide efficient monitoring, analysis and management. It provides the first Korean cloud-based service. Thus it can integrate many small and medium buildings which the system cannot be easily applied to and it is noweasier to spread the service to various types of buildings. As a result, it can provide a remote management service.

Through collaborations with Posmate, POSCO ICT has successfully applied the smart FM solution to the POSCO tower in Song-do(68 floors) which is the skyline of Song-do international city. It uses big data to analyze the operational status of building’s main facilities, such as vibration, temperature and so on and predicts a sign of malfunctions and also notifies the replacement time by inspecting the facilities ahead of time. It can also monitor the energy flows within the building in real time. It performs real-time checks of temperature and air and automatically operates the A/C and heating systems. It also automatically operates the main facilities such as lighting or elevators by the current condition. All the tasks for building operators can be quickly handled on the mobile phone at the site.  

In recognition of smart building operation and management, Korean FM(Facility Management) association awarded the companies with a grand prize in information management field. Both companies will apply the system to the buildings managed by POSMATE  until the end of the year and expand the scope of application to main buildings in Korea and abroad.
